    Property search and matching

    We scan the Czech market - including apartments that never reach the English-language portals - and filter by your budget, your faculty, how many of you there are and how far you are willing to travel.

    An in-person viewing that checks damp, heating, insulation and noise, then a clause-by-clause read of the Czech contract: the deposit, the exit terms, who pays for what, and what happens when something breaks.

    Needs painting, a carpenter, an electrician or new furniture before you move in? We keep regular tradespeople in Prague and Plzeň, and they answer to us, not to you.

    Key handover

    We meet you at the apartment, walk the handover protocol, photograph the condition of every room, read the electricity and water meters and make sure it is all on paper. That record is what gets your deposit back at the end.

    Address registration, utility accounts, internet, contents insurance and the running relationship with the building manager - the things you cannot arrange from abroad.

The same owner and the same work, aimed at students

Students in Czechia is the student arm of Times2 Properties, a real estate company that has operated in Czechia for 21 years, with more than 430 apartments under active management and offices in Prague, Plzeň and Pardubice.

Students were always part of the work - medical and engineering students in Prague and Plzeň - but they were served through a website built for investors. This one is built for them: same company, same Eran, an interface about renting rather than about yield.

What that means in practice is that the apartment you rent does not come from a stranger we met this week. In most cases it is already under our management - we know the owner, we know what has been repaired in it, and we know who turns up when the boiler fails.

  • Who is this service for?

    Students moving to Czechia to study who need to rent an apartment before they arrive or shortly after. If you do not speak Czech, do not know the local rental market, and would rather have one person handle the whole thing in English, this is built for you.

  • Which cities do you work in?

    We work across Czechia and focus on the three cities where most of our students study: Prague, Plzeň (Pilsen) and Pardubice.

  • What exactly is included?

    The service covers the whole rental process, from the search to move-in:

    • Property search and matching - we scan the market and shortlist apartments against your budget, preferred area and personal requirements.
    • Property and contract inspection - before you sign anything, we inspect the apartment itself and review the Czech rental contract.
    • Repairs and refurbishment - if the apartment needs work before move-in, we arrange it with the landlord or with our own tradespeople.
    • Key handover - we run the handover so you can move in smoothly, even if you have not physically arrived in Czechia yet.
  • What does "2+kk" mean in a Czech listing?

    Czech listings count rooms, not bedrooms. The number is how many rooms the flat has besides the kitchen, and the suffix tells you what the kitchen is: "kk" is a kitchenette inside one of those rooms, "1" is a separate kitchen.

    • 1+kk - one room with a kitchenette in it. A studio.
    • 2+kk - two rooms, one of which has the kitchenette. Usually a bedroom plus a living room, or two bedrooms if you are sharing.
    • 2+1 - two rooms plus a separate kitchen, so more usable living space than a 2+kk of the same floor area.
  • Who is Eran Liron, and why does that matter?

    Eran Liron holds a Czech licence for apartment rentals in Czechia. It means you are dealing with a licensed professional working inside Czech law and regulation - not with informal help from someone who has "been there before".

  • Do I need to be in Czechia already?

    No. The service is built to run remotely - many students have the apartment settled before they land, with everything communicated in English, so you know exactly where things stand while you are still at home.

  • How does the process work, step by step?

    1. You tell us your budget, your city, your target move-in date and anything you cannot compromise on.
    2. We search, shortlist matching apartments and send you the options.
    3. Once you pick one, we inspect the property and review the contract on your behalf.
    4. We arrange repairs or refurbishment if needed, and see the signing through.
    5. We run the key handover so you can move straight in.
  • Do you check the apartment and the contract before I sign?

    Yes - it is a core part of the service. We inspect the property in person and go through the rental contract before you commit, so you never sign for something you have not seen, in a language you do not fully read.

  • What if the apartment needs repairs or is not move-in ready?

    We arrange the repair and refurbishment work with the landlord or the relevant tradespeople so the apartment is in proper condition before you move in.

  • I am coming from outside the EU. Can you help with the paperwork?

    We handle the housing side of it: a signed contract and the landlord-certified proof of accommodation at your address, which is the document your residence permit application needs from the housing end, plus the address registration itself once you are here.

    We are not immigration advisers and we do not file the permit for you - your faculty’s international office handles that part. What we make sure of is that the housing documents you have to hand in are correct and ready on time.

  • Do I need to speak Czech?

    No. That is the point of the service - the search, the contract review and the handover are all handled in English, and the Czech happens on our side of the table.

  • How do I start?
